Residential Surveys

We provide 4 types of survey:

Private Valuation

This format is suitable for Capital Gains Tax Valuations, Matrimonial Valuations and Valuations for Probate, as well as Valuations for Relocation companies or for Developers considering a Part-exchange deal.

RICS Condition Report

This is a more detailed inspection of the property lasting 1.5-2.0 hours depending on the size of the property. It provides advice and opinions in respect of repairs and ongoing maintenance matters. In particular this report will advise on repair items deemed to be significant or requiring urgent attention which are considered likely to have an adverse effect on the value or saleability of the property.

This report does not include a Valuation, so it will be appropriate either for buyers who have already had, or are having a mortgage valuation report done for mortgage purposes and require a more detailed inspection, advising on the fabric and condition of the building, or for buyers who are satisfied that they do not require advice in respect of the value of the property.

RICS Homebuyer Report & Valuation

This is a a similarly detailed inspection to the RICS Condition Report but it also includes an independent Valuation of the property. It also provides advice and opinions in respect of repairs and ongoing maintenance matters as well as a Valuation. It is the report most buyers choose. In particular this report will advise on repair items deemed to be significant or requiring urgent attention which are considered likely to have an adverse effect on the value or saleability of the property.

RICS Building Survey

This is the most detailed report we provide and will comment on the state of repair and condition, advising of defects noted and incorporating photographs and a site plan. This survey report is suitable for any property of any age or type and can be adapted upon request to investigate and advise on any specific concerns you may have. This report does not include a Valuation, however we will be happy to provide you with a Valuation in addition to a building survey, if required. Usually, if a property is over 70 years old then a full Building Survey is recommended.
